The ownership of a flex space in the West End had their property listed for lease for a year before deciding to list their space with Linville Team Partners. They had been struggling to gain any real interest from potential tenants. With a layout that included a large amount of retail/office space on the main floor and a lower-level storage/warehouse space that matched the square footage of the main floor, the space required a specific type of tenant.
ACTION
Utilizing our team’s knowledge of retail/office operations, LTP recognized that the property would not be suitable for traditional retail businesses or general office use. LTP identified what businesses would thrive in the building without the Landlord having to invest capital into a costly buildout or renovation of the space. The team worked on matching potential tenants with the building use to achieve the Landlord’s investment goals. Using the firm’s vast network of contacts, the Leasing Team pinpointed the appropriate tenant set that would fit the building.

- Securing a high-quality tenant, Roof Mentors, before the property was even live on the market.
- The Tenant required no Tenant Improvement Allowance and signed a 3-year lease.
- Roof Mentors was able to expand their growing business into the Winston-Salem market.
